Furnace season is over — but if yours struggled this past winter (slow to heat, weird banging noises, $300+ gas bills, multiple service calls), now's actually the best time to plan replacement.
Off-season = better installer availability, sometimes better pricing from manufacturers, no panic. Average furnace lasts 15-20 years. If yours is older, "one more winter" usually costs more in repairs and inefficiency than just replacing.

Older furnaces run at 60-70% efficiency. New ones are 92-96%. The gas bill alone often justifies the upgrade in 3-5 years.

Any outlet that's warm to the touch, any switch that crackles when flipped, any breaker that trips repeatedly — that's a fire risk, not a "we'll deal with it later" thing.
House fires from electrical issues kill ~440 Americans every year, and most start with warning signs people ignored for months.

Three signs your water heater is about to fail (so you don't get a flooded basement at 2am):
1. Rumbling or popping sounds when it runs
→ sediment buildup, common after 8+ years
2. Rusty / brown water from the hot tap
→ tank is corroding from the inside
3. Any puddle around the base
→ already leaking
Average water heater = 8-12 years. If yours is older AND showing any of those, replacement before failure is way cheaper than flood cleanup + replacement.

Older clay or cast iron pipes get small cracks over time, roots find the moisture and grow through the crack until they fully block the line. Symptoms: slow drains, gurgling, sewer smell, backups in the lowest drain (usually the basement floor drain).
Hydro jetting clears the roots without digging. Significantly cheaper and less destructive than full pipe replacement.

How to test:
1. Pour 5 gallons of water into the pit
2. Pump should kick on within seconds
